A 30-Year Mortgage: How Much Will You Pay?

The chart below shows the amount of principal and interest you can expect to pay on a 30-year mortgage over a range of interest rates and loan amounts. You can use it to estimate a “ballpark” figure for monthly payments.  Keep in mind that the figures do not include the escrow portion of your payment most lenders require for real estate tax, mortgage and hazard insurance.
 

30 Year Mortgage Payments Loan Amount vs. Interest Rate

The chart is organized with the loan amount across the top and interest rate down the left side.  There are 2 ways to use the chart:

  • Time $1000--Find the interest rate in the left hand column. Move over 1 column to the right (the $1000 column) and multiply that number by the amount of your loan, in thousands.  So if you want to barrow $150,000 at 6.000%, you would multiply 150 * $6 = $900/month payment (PI, Principle and Interest).

  • Loan Amount--If the amount you want to barrow is in the top row, then simply find the column with the amount and then go down to the interest rate row.  So, if you want to barrow $120,000 at a 6.000%, the monthly payment would be $719 (PI, Principle and Interest).

Remember, taxes and insurance my be added though you can subtract your tax savings to determine what owning a home will actually cost, your Net Monthly Payment.  Additionally, you'll want to consider appreciation.
